Functional and efficient. The Bentall 5 floor plate is both.

Size
The typical low-rise floor plate is approximately 17,500 rentable square feet. The high-rise floor plate will range in size from approximately 17,700 to 18,500 rentable square feet. This has proven to be the ideal size range to accommodate the variety of tenants in the downtown Vancouver office market.

The high-rise floor plate has a larger rentable area because the low-rise elevator shafts do not penetrate through the upper floors of the building.

Perimeter Columns
Structural columns are located around the perimeter of the floor plate, leaving column free space from the core to the curtain wall.

Core-to-Curtain Wall Depth
The core-to-curtain wall depth ranges from approximately 40 feet in the low-rise to approximately 45 feet in the high-rise. This distance is ideal for both perimeter offices and interior offices, meeting rooms, workstations or administrative support areas, with a functional corridor in between.

Ceiling Grid and Window Mullions
The T-bar ceiling grid and window mullions are spaced on a five foot module, which is ideal for efficient perimeter offices and meeting rooms.

Balanced Central Core Design
The building core is centrally located with equal core-to-curtain wall depth on all four sides. This provides consistent space for leasehold improvements around the entire floor plate.

Internal Stairwell Connections
“Punch-out” panels for internal stairwell connections are designed in the concrete floor slab on both sides of the elevator lobby adjacent to the central core.

Floor Loading Capacity
Typical office areas on the second, third and fourth floors are designed to support a live load capacity of 100 pounds per square foot. Typical office areas on the fifth floor and higher are designed to support a live load capacity of 65 pounds per square foot.  Certain areas adjacent to the central core on all floors are designed to support a higher live load capacity for uses such as tenant filing, UPS and storage facilities.

Retail areas on the main floor are designed to support a live load of 250 pounds per square foot.

Curved Corners
The northwest and southeast corners of the floor plate incorporate a gentle curve, giving the curtain wall its distinctive appearance without impacting the efficiency of the space.
